If you're reading iSpeedToLead reviews, you've probably seen both kinds. One investor turns a $30 lead into a five-figure deal. Another says they burned $1,000 on sellers who never meant to sell. Both stories are real. Which one you end up living has less to do with luck than with math and fine print, and that's what this review is about.

First, the terms. A motivated seller lead is a homeowner who has raised a hand to sell, usually because something is squeezing them: a pending foreclosure, an inherited house they don't want, repairs they can't afford. Pay-per-lead means you buy those contacts one at a time instead of paying for your own marketing. iSpeedToLead is a marketplace that sells them. Since we last updated this review in 2025, almost everything about how it prices leads and protects buyers has changed.

Here's where we stand. Real Estate Skills has no affiliate deal with iSpeedToLead and earns nothing if you sign up. We also haven't bought leads there. Everything below comes from the company's published pricing and policies, independent reviews, investor forums, and our own years of working seller leads. What Is iSpeedToLead?

iSpeedToLead is a pay-per-lead marketplace where real estate investors buy motivated home seller leads one at a time. Before paying, you see the property, the seller's stated reason for selling, and an A+ to C grade. It covers the lower 48 states and requires no long-term contract.

iSpeedToLead sells seller leads to wholesalers, flippers, and landlords. A wholesaler is an investor who puts a discounted house under contract and then sells that contract to another buyer for a fee. For all three, the hardest part of the business is finding sellers willing to take less than retail. iSpeedToLead's pitch is simple: they find those sellers, and you buy the ones you want.

It helps to know the difference between a list and a lead. A list is a set of owners who might sell, such as everyone in a county behind on property taxes. You pull it from a data tool like PropStream and then call, text, or mail them cold. A lead is an owner who has already said they'd consider selling, either by filling out a form or by talking with a caller. You pay more per contact for a lead, because some of the persuading is already done.

The feature that separates iSpeedToLead from other lead marketplaces is the preview. Before you buy, you see the property, the seller's situation, and the company's grade for how likely the lead is to close. Compare that with Property Leads, where you bid blind on a county and only see the lead after you win it.

In 2026, iSpeedToLead is more than a lead feed. It now includes a built-in CRM (customer relationship manager, the software you use to track every seller and every follow-up), automated follow-up tools, and a network for selling contracts you've signed. The company is run by CEO Gene Blinkov, and its business address on file with the BBB is in Lewes, Delaware.

Take the company's own size claims loosely. Its pages describe its membership as anywhere from 10,000 to more than 40,000 investors, depending on which page you're reading. That doesn't make the leads bad. It does mean you should rely on the terms and prices you can verify, not the marketing numbers.

How Does iSpeedToLead Work?

You create a free account, add a card or prepaid balance, and browse a live feed of leads showing grade, price, and seller details. You buy the ones that fit, or set AutoMatch to buy them automatically. Purchased leads land in iSpeedToLead's built-in CRM, where you call and follow up.

Here's the process from signup to first call.

  1. Create a free account. Signing up costs nothing. You only pay when you buy a lead or join Coupon Club, their membership program, which is covered in the pricing section.
  2. Fund your account. You can pay per lead, or prepay a larger balance. iSpeedToLead advertises bonus buying power of 40–50% on deposits of $1,000 to $10,000, and it offers financing through Affirm, Klarna, and Afterpay. Read the fine-print section before prepaying anything, because getting unused balance back is one of the most common complaints.
  3. Browse the lead feed. Each lead shows the location, property type, recent sale prices nearby, the seller's situation, and a grade. One sample on iSpeedToLead's own site shows a single-family house in Harris County, Texas, with nearby sales around $170,000 and an A grade.
  4. Buy, or automate. You can buy leads by hand. You can also use AutoMatch, where you set a budget, locations, and filters, and matching leads are bought and delivered to you automatically.
  5. Work the lead. Purchased leads go into MyCRM, iSpeedToLead's built-in CRM. Each one comes with an AI-written call summary and a suggested script. You can also push leads to your own CRM through Zapier or webhooks.
  6. Sell the deal (optional). If you get a property under contract, DealSpeed, iSpeedToLead's disposition network, lets you market that contract to cash buyers. Disposition just means selling or assigning the deal to someone else.

The Four Lead Types

This is the part most reviews skip, and it matters more than anything else on the page. iSpeedToLead doesn't sell one kind of lead. It sells the same pool of sellers at different ages and different levels of exclusivity, and the price drops as the lead gets older and more people can buy it.

A shared lead means another investor may already be on the phone with your seller. That changes how fast you have to move, and it's why the cheapest leads are cheap.

Where The Leads Come From

iSpeedToLead's company facts page lists six sources:

  • Google ads
  • Facebook and Instagram ads
  • YouTube and TikTok
  • Email outreach
  • Organic search
  • Cold calling by trained callers

That last one explains a complaint you'll see again and again in user reviews: "the seller says they never filled out a form." For a cold-call lead, that can be true. The seller talked to a caller and agreed they'd consider an offer, but they never typed their information into anything. Check each lead's source before you buy, and adjust your opening line to match.

The company says it screens every lead with human reviewers and software before publishing it, and removes about 40% of incoming leads for being unreachable, already under contract, listed with an agent, or not motivated enough. Those are iSpeedToLead's figures, and we can't independently confirm them.

What The Grade Actually Tells You

DealPredictor is iSpeedToLead's scoring system. It grades each lead from A+ down to C before you buy. The company says A+ leads close at about four times its platform average.

Use the grade to decide the order of your calls, not whether to call at all. A C-graded seller who picks up the phone today beats an A+ seller you get to next week. Also notice that iSpeedToLead describes the grade's training data differently from page to page: 20,000+ closed deals in one place, 100,000+ in another. Treat the grade as a helpful sort order, not a prediction.

Can You Call Leads From Inside The Platform?

iSpeedToLead's documentation doesn't describe a built-in dialer for your virtual assistants (VAs, the remote assistants many investors hire to make calls). Its AI follow-up system can send texts and emails and leave calls and voicemails automatically. For live calling, most investors will use their own phone or dialer, or send leads into their existing CRM through Zapier. If in-platform dialing is a dealbreaker for your team, ask iSpeedToLead on a demo call before you buy.

How Much Do iSpeedToLead Leads Cost?

As of September 2026, iSpeedToLead leads cost $39 (Sale), $59 (Active), or $199 (Exclusive) for Coupon Club members, who pay $199 monthly or $999 yearly. Non-members pay list prices of $199 to $250 for Sale leads and $399 for Exclusive leads. New members get 90% off their first lead.

iSpeedToLead has two price lists, and most reviews only quote one of them. The low numbers you see everywhere ($39, $59, $199) are member prices. They only apply if you pay for Coupon Club, iSpeedToLead's membership program. Everyone else pays list price, which is several times higher.

The Sale list price appears two ways on the same Coupon Club page: $250 in the pricing table, and "starts from $199" in the FAQ. We show the range for that reason.

What Coupon Club Costs

  • Monthly: $199 a month.
  • Annual: $999 a year, which works out to about $83 a month.

Both plans include a 60-day money-back guarantee on the membership itself. Members also get weekly coupons and, according to the Coupon Club page, AutoMatch leads at $29 each. That page doesn't say which lead type the $29 price applies to, so confirm it before you plan a budget around it.

That $29 is also where the old "leads start at $29" figure came from, including in the earlier version of this review. It was never the price a new investor walking in off the street would pay.

So Is It Pay-Per-Lead Or A Subscription?

Both. You don't need a subscription to buy leads. You need one to buy them at prices that make sense.

Here's how fast the membership pays for itself. A Sale lead costs up to $250 at list price and $39 at member price, a difference of about $211. A month of Coupon Club costs $199. If you buy even one Sale lead in a month, the membership has already covered itself. Our view: if you're going to use iSpeedToLead at all, join Coupon Club, and never buy at list price.

Other Discounts And Payment Options

  • First-lead discount: new members can use the code GET90 at checkout for 90% off their first lead.
  • Deposit bonus: prepaying $1,000 to $10,000 adds 40–50% bonus buying power, according to iSpeedToLead.
  • Financing: Affirm, Klarna, and Afterpay are available.

Be careful with the last two. A deposit bonus and financing both lock money into the platform before you know whether the leads work for you. More on that in the fine-print section.

What iSpeedToLead Really Costs Per Deal

Using iSpeedToLead's own close ratios, about 1 deal per 10 Exclusive leads and 1 per 45 Sale leads, a closed deal costs roughly $1,755 to $1,990 in leads at member prices, or $3,990 to $11,250 at list prices. Budget more while you're learning, since those are platform averages.

These are illustrations built on iSpeedToLead's published averages, not a prediction of your results. Your market, your follow-up, and your experience change the numbers.

The price of a lead tells you almost nothing. What matters is what you spend in leads to close one deal. Experienced wholesalers call this cost per deal, and it's the only number worth comparing across lead sources.

iSpeedToLead publishes its own close ratios:

  • Exclusive leads: about 1 deal per 10 leads.
  • Sale leads: about 1 deal per 45 leads.

It doesn't give a firm ratio for Active leads. It only says most members close a deal within their first 30 contacts.

Multiply those ratios by the price of each lead, and you get this:

At member prices, the two lead types land within a couple hundred dollars of each other. At list price, Sale leads are the worst deal on the platform. That's the clearest reason never to buy them without the membership.

Worked Example: A Month Of Sale Leads

iSpeedToLead says most Coupon Club members start by buying 10–15 Sale leads a week. Here's what 15 a week looks like:

If your average deal pays you a $10,000 assignment fee (the amount another investor pays you to take over your contract), that math leaves plenty of room. Results vary widely by market.

Now Stress-Test It

Those close ratios are averages across every buyer on the platform, including teams who've been doing this for years. A beginner's first few months usually look worse.

Our planning rule: budget for twice the vendor's number until your own results say otherwise.

That's still workable on a $10,000 deal. It's a disaster if you only have $1,500 to spend. With $1,500, you might buy 38 Sale leads, close nothing, and conclude the leads were bad, when you simply ran out of money before the averages could work.

Plan For The Wait

iSpeedToLead reports a median of about 73 days from buying a lead to closing on it. In practice, you'll be spending money for two to three months before your first check arrives. Budget for the whole wait, not just the first month.

Know Your Spread Before You Buy A Single Lead

Cost per deal only means something next to what a deal pays you. If you don't know your Maximum Allowable Offer (the most you can pay for a house and still make your profit), you can't tell whether $1,900 in leads per deal is a bargain or a loss. Refunds, Shared Leads & Coupon Club Fine Print

iSpeedToLead offers a 21-day refund on Exclusive and Active leads when the seller is unreachable, already under contract, or listed with an agent. Its written policy doesn't cover Sale leads. Third-party reviews say refunds arrive as account credit, not cash, and Sale and Active leads can be shared with up to five investors.

Most bad experiences with iSpeedToLead aren't caused by bad leads. They come from buyers who didn't know the rules until they needed them: which leads can be refunded, where the refund goes, and how to get money back out. Read this section before you spend anything.

The Refund Policy, In Plain English

According to iSpeedToLead's Coupon Club FAQ, you can get a refund within 21 days of buying an Exclusive or Active lead if the seller:

  • can't be reached,
  • is already under contract with someone else, or
  • has the house listed with a real estate agent.

The company's facts page adds a fourth reason: the seller is below its "motivation threshold."

Two details matter here.

First, Sale leads aren't named in the written policy. The same Coupon Club page lists "refunds on any bad lead" among member benefits, but its FAQ limits the policy to Exclusive and Active leads. Sale leads are the cheapest and the ones most members buy in bulk. Until iSpeedToLead tells you in writing that Sale leads qualify, assume they don't.

Second, not every claim gets approved. iSpeedToLead reports a 78.2% refund approval rate. Put another way, about one in five refund requests is denied. Those are the company's own numbers.

Refund Or Account Credit?

This is the question we couldn't settle, and it matters more than it sounds. iSpeedToLead calls it a refund. Third-party reviews describe the money going back into your iSpeedToLead balance as credit, not back to your card. One Trustpilot reviewer in 2026 complained that calling account credit a "refund" misleads buyers.

The difference is real. Cash comes back to you. Credit can only be spent on more leads. Ask iSpeedToLead directly, and get the answer in writing, before you rely on the refund policy as a safety net.

Shared Leads

Exclusive leads go to one buyer. Sale and Active leads can be sold to up to five investors. iSpeedToLead discloses this, and it's why those leads cost less, but plenty of buyers miss it.

One Trustpilot reviewer in 2026 complained that the same leads were being sold to multiple investors. The company replied that this is how Sale and Active leads work. If you buy a shared lead, assume someone else is already calling that seller, and call first.

Money You Deposit

Prepaying a balance gets you bonus buying power. It also makes your money harder to get back.

In one Trustpilot review from May 2026, an investor who had to step away from their business for health reasons said thousands of dollars in unused balance were not refunded to them.

Also ask how the bonus portion of a deposit works. iSpeedToLead's support center treats bonus balance as its own category of funds, and bonus funds often carry different rules than money you paid in.

Our advice: deposit only what you'd be comfortable spending entirely on leads.

Coupon Club Cancellation

Coupon Club advertises "cancel anytime" and a 60-day money-back guarantee. In a public reply to a Trustpilot complaint in February 2026, iSpeedToLead explained what those terms mean in practice:

  • "Cancel anytime": you can stop future renewals.
  • Annual plans: they can only be refunded within 60 days of purchase.

One member had financed an annual plan through Affirm and missed that window. They were still paying for a membership they no longer wanted, and the company said it couldn't refund the balance.

If you're unsure, start with the monthly plan. It costs more per month, but it's the cheaper plan to walk away from.

Worked Example: What A Refund Actually Gets You

  1. You buy 20 Exclusive leads at the member price of $199, for a total of $3,980.
  2. Within the 21-day window, you find 4 sellers you can't reach at all, and you file refund claims.
  3. If every claim is approved, $796 comes back.
  4. At iSpeedToLead's 78.2% approval rate, expect about $620, since roughly one of the four claims may be denied.
  5. If the refund comes back as credit, that money stays in your iSpeedToLead balance, and can only be used to buy more leads.

The refund policy does lower your risk. It doesn't remove it, and it doesn't always put the money back in your pocket. Individual outcomes vary.

What Real Users Say About iSpeedToLead

iSpeedToLead holds a 4.3 out of 5 on Trustpilot across 325 reviews, but an F from the Better Business Bureau, based on seven complaints and four it failed to answer. Happy users praise the lead previews and support. Unhappy ones cite unmotivated sellers, shared leads, and trouble getting money back.

Search for iSpeedToLead reviews and you'll get two very different verdicts. Both are accurate. They just measure different things.

Why Trustpilot And The BBB Disagree

Trustpilot is lopsided. On iSpeedToLead's Trustpilot profile, 84% of the reviews are five stars and 12% are one star, with almost nothing in between. Reviews that split like that usually mean people either close a deal or lose money, and very few land in the middle. It's also worth knowing that iSpeedToLead actively invites customers to leave reviews, and that its profile covers both iSpeedToLead and DealSpeed. One reviewer in 2025 alleged the company offered account credit in exchange for five-star reviews, which Trustpilot's rules prohibit. We can't verify that claim. It's still a reason to read the actual reviews rather than trusting the score.

The BBB grade is about complaint handling, not lead quality. iSpeedToLead's Better Business Bureau profile shows an F rating citing seven complaints filed against the company, four of which it didn't respond to. The company isn't BBB accredited, and its BBB file was opened in December 2023. On Trustpilot, by contrast, iSpeedToLead publicly replies to about 80% of negative reviews, usually within 48 hours. So the company is responsive where its reputation is most visible and unresponsive in the BBB's formal process. That's worth knowing if you ever need to escalate a dispute.

What Happy Users Say

Across 2026 Trustpilot reviews, the same points keep coming up:

  • You can preview the lead before you pay: several reviewers call this the feature that sets iSpeedToLead apart from other pay-per-lead sites.
  • Sellers already know why you're calling: that makes the first conversation easier than a cold call.
  • Support and coaching: reviewers mention onboarding calls, live coaching sessions, and training on deal types like novations (where you market the seller's house for a higher price instead of buying it outright).
  • Coupon Club value: multiple reviewers credit cheap Sale leads for real deals. One closed a novation with a $17,500 spread on a lead they paid about $30 for.

Look closer at the most detailed positive reviews and they share something. The investor worked the lead for weeks. The $17,500 deal took nearly two months of follow-up before the seller signed. These are individual results, not typical ones.

What Unhappy Users Say

The complaints repeat too:

  • Sellers who aren't motivated or deny signing up: some investors say sellers told them they never filled out a form. As covered earlier, cold-call-sourced leads never did fill out a form, so check each lead's source before you call.
  • Shared leads: buyers who didn't realize Sale and Active leads go to up to five investors.
  • Refunds and balance: frustration that refunds come back as account credit, and difficulty withdrawing unused balance.
  • Coupon Club cancellations: disputes over what "cancel anytime" actually covers.

A detailed BiggerPockets thread shows the downside clearly. One investor reported spending $1,160 on three leads, one of them at $415. In one case, the owner and his wife said they had never submitted their information. The investor said their reimbursement requests went unresolved. A Reddit thread in r/WholesaleRealestate raises similar complaints about slow refund responses and credits issued instead of cash.

How To Read These Reviews Without Getting Fooled

Here's the thing most people miss. Several one-star reviewers quit after 15 leads or fewer. At iSpeedToLead's own ratio of about 1 deal per 45 Sale leads, 15 leads would be expected to produce about a third of one deal. Coming up empty after 15 leads doesn't prove the leads are bad. It's what the averages predict.

That cuts both ways. A five-star review about a deal on someone's third lead doesn't prove the leads are great, either. So when you read reviews:

  • Check the date: iSpeedToLead's pricing, refund rules, and tools changed a lot in 2025 and 2026, so older reviews may describe a different product.
  • Look for specifics: how many leads, which lead type, and how much follow-up. Vague reviews in either direction tell you little.
  • Weigh the one-star reviews about money over the ones about lead quality: lead quality varies by market and by skill. Refund and cancellation problems are policy, and they'll apply to you.
